Q: What is the difference between a Planning and Building Permit ?
A planning permit is the permission to do what you want to do on your land.
A building permit is the construction detail of how you build it, aligned with the building code, regulations and Australian standards.
Q: Do you build as well?
We offer the service of design, planning and documents, but not construction or the site 'build'.
Plans are used by builders for build cost estimates, or to build your project on site. We also produce the permit documents allowing you permission to build from town planning department at Geelong Council.
We are a building and development designer aligned with our context planning application documents.
Independent plans are also importantly used by you to show a variety of builders your project so they can offer you a quotation. You can then make a informed and competitive choice on build cost and builder selection.
Q: We have ideas of what we want and like, but how do we put it all together so it could be built ?
We custom design your ideas into reality through design stages and construction plans.
Working from either limited ideas, scrapbooked ideas, personal sketchs, photos and consultation we offer design options on plan, to guide you through to a final design for your site.
A final design is then detailed into a preliminary plan set that you can show builders to offer their quotation.
Once a suitable builder and price has been selected final plans are prepared and issued for use in permit submission and construction on site.
Q: Can you help me add a unit/s to my block ?
Yes, we design and plan unit developments and also the sub division of land.
Our core focus and experience is the design of residential developments, and preparing context planning application documents and written reports for this purpose.
Q: Council has advised us of planning overlays on my land. I cant do any building without a planning permit ?
Yes, many areas of the Bellarine have different planning conditions over your land and require a planning permit before you can seek to obtain a building permit.
This is not a stop or stress on what you want to acheive, but it will require plans and reporting to demonstrate and discuss what is proposed.

Q: What is the process of Building design and drafting ?
Quotation:We will offer advice, note your objectives and ideas, investigate your site conditions producing a quotation for your consideration.
Design:A stage for the creation of your projects design concepts and reaching a final choosen outcome. Working with your ideas we also incorporate planning and building conditions for latter considerations of construction efficiency, planning or building permit conditions.
Planning:When a planning application is appropriate to your site we will prepare this for your project. Our building plans may also incorporate both planning submission and building submission into the same plan set, if the planning conditions are basic. Detailed planning applications will require specific site analysis with plans and written report documents we prepare for you. We can also manage the application for you as the applicant, or you can submit your documents directly to Geelong Council yourself.
Drafting:
We are a Bellarine Draftsman for the Bellarine and Geelong, producing high quality interpretable working drawings.
Building Plans:Plans sets for building permit submission, and use on site by the builder to construct your project.
